Bookings
A contract between you and Yair Estates 2009 Ltd will come into existence when we receive payment and accept your booking by issuing a confirmation of booking. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
The rental commences from 4pm on the day of check-in and terminates at 10am on the day of check-out.
Bookings cannot be accepted from persons under eighteen years of age.
We (Yair Estates 2009 Ltd) reserve the right to refuse a booking without giving any reason.
The number of persons using the accommodation at any time must not exceed (unless agreed prior to arrival):
Kennels Cottage - 4 persons
Garden Cottage - 4 persons
No. 1 Braefoot Cottages - 4 persons
No. 2 Braefoot Cottages - 6 persons
Only those people listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
Check-in is from 2.30pm unless otherwise agreed and guests are required to vacate the property by 10.00am on the day of departure.
The guest may not, under any circumstances, re-let or sublet the property, even free of charge.
The internet connection is available (at no extra cost) subject to technical availability.
Payment
The full cost of the rental is to be paid at the time of booking. In the event of a cancellation the guest may be due a refund in line with our cancellation policy. Bookings made within 21 days of the arrival date will not be eligible for a refund in the event of a cancellation.
Cancellations
In the event of a cancellation by the guest, we will offer a refund, the level of which depends on when the notice of cancellation has been received:
Not less than 60 days prior to check in - 100% of the cost of the booking shall be refunded.
Not less than 21 days prior to check in - 75% of the cost of the booking shall be refunded.

We reserve the right to cancel your booking but will only do so if absolutely necessary or if the price quoted was incorrect. Our liability for cancellation will be limited to payments made to us by you.
Damage Deposit
In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
We will request a damage deposit of £100 7 days prior to your arrival. This shall be refunded by us within 7 days of the departure date less the cost of any damages/breakages.
Please note that in the event that any keys issued are not returned at the end of your stay, then a charge of £30 will apply.
We reserve the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition
Damage to Property
Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you notify us of this as soon as possible. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found.
Insurance
We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation. .
Smoking
Smoking anywhere within the property will result in immediate termination of occupancy and forfeiture of all payments including the damage deposit. This must be strictly adhered to and the cost any damage caused or extra cleaning required as a result of smoking in the property will be be payable by the guest.
Dogs
Dogs are permitted, subject to a fee of £30, in the following properties:
Garden Cottage
No. 1 Braefoot Cottages
No. 2 Braefoot Cottages
We must be informed prior to arrival if the guest wishes to bring a dog. A maximum of two dogs are allowed unless otherwise agreed prior to your arrival.
Other
We or our representative reserve the right to enter the apartment at any time to undertake essential maintenance or for inspection purposes. We will endeavour to give you notice of this.
Please ensure you lock the doors and close the windows when leaving the property unoccupied.
The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the property.
Children under 18 must be supervised by their parents/guardians at all times.
We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.
We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
